1. Initial Consultation
Client’s initial consultation is made with no charge or obligation. We encourage our clients to share photos and sketches in order to describe the project in your terms. Don’t feel like you need to have a coherent presentation; it’s our job to help organize your thoughts. Clients who have already selected a home site often chose to have this free consultation at the home site. Often a written Scope of Work and Opinion of Probable cost is shared with clients during a follow up meeting.
2. Preconstruction Services
After clients become comfortable with our values and expertise, TOTAL CUSTOM offers preconstruction services to our clients; a simple two page agreement sets forth the guidelines for our relationship; our all-inclusive preconstruction process may include site development, home design and material selection; or TOTAL CUSTOM may supplement the efforts of Clients architect and interior design professionals.
3. Contractual Methods
Our standard construction agreement is a written agreement between the clients and TOTAL CUSTOM that specifies: a total price for the project that includes allowances for products and assumptions for specific procedures based on the known site conditions, a starting and finishing date. This method is generally a good fit for clients without previous experience in construction, when the project specifics are well developed through a complete preconstruction design and selection procedure and the number of outstanding issues is reasonably limited when construction begins.
Alternately, a construction management agreement is an agreement between the clients and TOTAL CUSTOM wherein the parties agree to a fee structure for the management of the building process, the on-site supervision and general conditions as a set percentage of the total cost and a monthly fee respectively. In this process, TOTAL CUSTOM organizes the trade contractor and material men bids for clients to select; clients in effect act as their own contractor with TOTAL CUSTOM providing the industry expertise and skilled managers. This form is a better fit for one-of-a-kind projects where the clients are well experienced, and many unknown variables still exist when the construction begins.
