Lot Development

The development of one or more building lots may include many of the following activities:

Permits

the Municipality will require a building permit as well as sometimes a road opening permit;
the County will generally have a Conservation District approval and will also have requirements for well and septic systems if public utilities are not available;
State approvals are required with DEP if there is more than an acre of site disturbance (NPDES permit) and may also be required for a sewer extension permit;
Federal permits may be involved for wetlands, streams and tributaries;

zoning and subdivision ordinance review
marking boundary corners and locate horizontal features onsite;
locating horizontal features offsite like sewer, water, electric & gas;
recording topography and vertical features;
preparing lot plan for permit;
designing storm water retention (Best Management Practices);
preparing applications to County Conservation District and DER;
stakeout of proposed features including sewer or septic, water or well, silt fence, tree fence, buildings, driveways;
Clearing of trees and brush mowing;
Demolition of any existing structures, curb cut, street opening, electric or gas lines, fencing;
Installing erosion control measures including tire cleaner, silt fence, sediment traps, limit of disturbance fencing;
Delivering site preparation rentals: portable toilet, site office, concrete dumpster, refuse dumpster;
Temporary electric service;
Offsite sanitary sewer;
Offsite water;
Offsite electric;
Offsite storm water facilities;
Striping Top soil;
Seeding and silt fence of top soil pile;
Grading building pad (haul in required material or away excess);
Sanitary sewer or septic field, Septic requires test pits, percolation test, county permits, back up filed;
Well or water line installation, Well requires County permitting;
Storm sewer facilities, basin, BMP, rain garden or seepage bed, piping downspouts;
Electric, gas, propane, Comcast and Verizon;
Driveway.
